We thought about it, so you wouldn’t have to. SynergySpaces aims to elevate the roommate experience by leveraging our intrinsic good-will for others. The rules are simple, be respectful, courteous, and accountable for their existence.
OTHER OCCUPANTS AND GUESTS
Only one occupant per rentable room is permitted. Overnight guests may be accommodated, but must not exceed more than four (4) nights per month. Residents are expected to be present with their guests at all times.
DRUG AND CRIME FREE HOUSING
Residents of the household shall not engage in illegal activity, including drug-related illegal activity, acts of violence or threats of violence that otherwise jeopardizes the health, safety or welfare of the landlord and the Community, their agents or tenants. VIOLATION OF THE ABOVE PROVISIONS SHALL BE A MATERIAL VIOLATION OF THE LEASE AND GOOD CAUSE FOR TERMINATION OF TENANCY
COMMON AREA CARE
Common areas and Shared Spaces must be maintained for shared use at all times. Residents may not use the common area trash receptacles to dispose of their room trash. Furniture and/or other common area furnishings should only be used in the manner for which they were designated and must remain in the common areas to which they were assigned. Furnishings which are not officially designated as part of a residential room’s accessories may not be moved into any resident’s room at any time. Residents agree to refrain from leaving personal belongings in any common area or shared use space with the exception of any designated and room-specific storage areas. Residents will be assigned designated cabinet and refrigerator space per living space. These areas are the sole responsibility of each resident and will only be emptied upon reservation departure. Designated storage areas are assigned for individual uses and Residents should not remove or disturb any items in roommate’s assigned space. Should complaints from alternate Residents arise, all such belongings must be moved in the personal living space.
NOISE
All residents and guests are expected to be considerate of noise levels, 24 hours a day, seven days a week. Noise (including but not limited to voices, amplified music, televisions, musical instruments, radios) must be maintained at all times at a level which does not disturb any other resident. Residents are expected to comply with the request of others to reduce noise levels at all times. Specifically designated Quiet Hours are 10:00pm-8:00am daily. During Quiet Hours, it is each resident’s responsibility to be certain that no noise can be heard outside of her/his room in neighboring rooms, halls, shared common spaces or outside of the building.
PETS
Unless otherwise pre-approved, Residents understand that no pets are to be brought on the premises at any time by all residents or any guests.
Entry
Representatives of Synergy and the company, shall at all times have the right to enter the Unit consistent with my non-exclusive license to use the Unit.
Terms and Conditions
Residents agree that, outside of the Terms and Conditions outlined in Lease documents, Synergy will have no liability for any claims, damages, or actions of any nature whatsoever relating to, arising out of or connected with disputes between Roommates. Residents are responsible for their own actions, and the actions of guests.
NO SMOKING
Synergy Spaces are strictly Non-Smoking. No smoking will be permitted anywhere on site. Residents agree that any violations of this policy, including first time offenses, will result in a minimum $100 fine.
MAINTENANCE
Residents must promptly notify Synergy in writing of any dangerous condition, deterioration or damage to the Residence and Property, including Shared Use Space amenities such as washer & dryer, that which is in Exclusive Use Space, and personal property in order to make necessary repairs.
DAMAGES TO PREMISES
If the premises are so damaged by fire or other casualty as to render the premises unusable, then either party shall have the right to terminate the Lease as of the date on which such damage occurs, through written notice to the other party, to be given within thirty (30) days after the occurrence of such fire or casualty event. If damages are caused by one or more of the occupants of the Unit and it cannot be determined which occupant(s) caused the damages, the cost of repair and restoration shall be borne equally amongst all occupants. Damage charges not readily assignable to a particular individual may be charged to the group of residents occupying unit at reported time.

There are 3 rentable "rooms" per two bedroom apartment. Only 1 person per room may occupy the space.
